Shaddock Law Firm, P.C.

STRENGTH. TRUST. RELATIONSHIPS.

Mortgage Services

Shaddock Law Firm, P.C.,
provides full or partial loan production and/or review capabilities, as well as offering compliance and legal support to its clients. Whether your company chooses to outsource your document production functions, or if you lend to borrowers in jurisdictions where the preparation of certain legal instruments affecting title to real property is considered the unauthorized practice of law, we can fill your needs.

In addition to our standard loan packages, we can also provide custom documents, including images and logos. We deliver our documents via e-mail using the highest levels of security.

We maintain the delicate balance between speed and accuracy in a number of ways. First, we understand that we are only as good as our last document delivered, so we hand-pick only the most qualified and detail-oriented individuals to work on our staff. Next, each and every staff member is cross-trained in title so they have a more balanced understanding of their role in the entire residential settlement service process. Finally, we have developed a process of quality control to ensure that each package is accurate before it is delivered to the end user.

Production

We prepare complete and/or partial loan closing packages using an internet-based software program that can interface with most loan origination software. We customize each client’s document request and delivery processes to meet THEIR needs, and we maintain communication with our client’s closing managers to ensure that our processes are continuing to meet their needs.

We maintain the delicate balance between speed and accuracy in a number of ways. First, we understand that we are only as good as our last document delivered so we hand-pick only the most qualified and detail-oriented individuals to work for our firm. Next, each and every member is trained in our customer service “culture,” and is also cross-trained in the title industry to have a more balanced understanding of their role in the residential settlement service business. Finally, our quality control process ensures that each package is accurate before it is delivered.

Document Review

For those clients who prefer to use their own loan origination software to produce mortgage packages, we also offer document review. Again, we will customize the order and delivery process to meet the client’s needs, and we notify the closer in writing as to what items may need to be changed, added or deleted prior to final delivery of the loan package.

Compliance

We understand the many layers of compliance our clients must address to eliminate risk and increase profits. Regulatory and investor compliance is one of today’s biggest challenges. The proliferation of tougher standards and heightened enforcement, coupled with the new wave of anti-predatory lending laws, has taxed the industry in terms of higher transaction costs and the constant threat of class-action lawsuits. To that end, we utilize a broad base of industry tools and resources to provide compliant documentation, including a comprehensive document library, accurate and compliant calculations, data validation tools, and prepayment and late charge engines.

Our software provider collaborates with Interthink, the nation’s leading provider of risk mitigation and regulatory compliance tools for the financial services industry, to provide assurance that your loans comply with applicable anti-predatory regulations. With HCL/PredCheck, lenders can satisfy legal and investor requirements in seconds, saving valuable processing time and greatly reducing the chances of costly loan repurchases and the need for borrower reimbursement.
Unauthorized Practice of Law

Unauthorized Practice of Law

Since a number of states in the U.S. consider it the unauthorized practice of law for a lender to prepare certain legal instruments affecting title to real property, some of our clients utilize our production and/or review services to limit their exposure in these jurisdictions. The following jurisdictions include some limitation on a mortgage lender’s ability to prepare its own documents:

  • Colorado
  • District of Columbia
  • Kentucky
  • Maryland
  • Michigan
  • New Jersey
  • New York
  • North Carolina
  • Puerto Rico
  • South Carolina
  • Texas
  • Virginia
